Plots are located in an area of woodland identified as Kennel Wood, Dunoon (adjacent to Hafton Castle Hotel) on 1:25,000 Explorer Ordnance Survey Map 363.

Hunters Quay is to the East, Ardnadam to the North and Sandbank to the West. Hafton Castle Hotel and Holiday Village adjoins the Wood to the East

A car ferry runs from Gourock to Hunter's Quay (usually half hourly) and another from Greenock to Dunoon Pier (usually hourly). From Dunoon Pier travel North along the A885 for approximately 1.5 miles. Kennel Wood is on the right hand side and is readily recognised by the unmaintained estate road leading past a gatehouse cottage. 

Alternatively, from the Hunter's Quay ferry turn right and Hafton Castle Hotel is about ¾ mile along the coast road. Turn first left after the hotel and you pass Kennel Wood on your left.

Situated at the junction of the Holy Loch and the Clyde between the popular town of Dunoon and the village of Sandbank the land is part of the former Hafton Estate which over the years has been divided into smaller lots and now mainly supports leisure activities. The Estate was acquired by James Hunter of Hafton in 1816 and was bought from the Campbell family whose title was derived ultimately from the Crown. James Hunter built Hafton House by greatly extending an existing property shortly after 1816. In more ancient times there was a small settlement just a few hundred yards away which constitutes the earliest known site of human habitation in Argyll (late fourth millennium BC) 

Hafton House, presently called 'Hafton Castle Hotel', is a restaurant and hotel surrounded by over 100 Scandinavian holiday homes. Another part of the estate is a large Holiday Caravan Park with many leisure activities presently available to non-residents. 

The land being offered may be suitable for leisure use rather than development although time changes many things. Many years ago a proposal for a number of holiday homes was turned down by the local authority and the land is currently not zoned for development. However, planning permission may be possible in the future due to the prime location adjacent to the thriving holiday parks and some residential development, and so the plots offer an interesting long term speculative investment in an increasingly popular area which has relatively easy access but is still far from the 'madding crowd'. 

The plots form part of Kennel Wood which is a natural woodland supporting many fine trees and there is a preservation order on all trees on the site. The preservation order has the advantage of ensuring that the surrounding land will not be denuded by indiscriminate felling and allows each individual owner to indulge their own interests and to plant their own choices of shrubs or trees if they so wish. Varieties such as magnolias, camelias, eucryphias, kalmias and similar acid loving types can be expected to flourish. The number of mature trees varies from plot to plot; some have very few while others are more densely wooded. 

If purchasers have in mind a holiday project other than a tent they should seek further advice from the local planning department. The appropriate Local Authority web site is www.argyll-bute.gov.uk. There are main services nearby and agreement exists with the adjoining holiday park operator to take mains water from his supply which is some distance away. There are no services on site. Kennel Wood is laid out so that there is land designated for motor access to all plots and each plot owner has a right of access over this land although this access may be restricted by the protected trees. There are currently no plans to lay a road or bring in services and the plot price reflects this. At this time some plots have minor road frontage, some un-maintained estate road frontage and some have only pedestrian access. Road frontage does not mean that motor access is readily available to all plots due to the topography and presence of some trees. The local planning authority occasionally requires owners of land adjacent to the public road to trim overhanging foliage.

The price of the plots include all legal and registration fees if the buyer uses the solicitor (lawyer) recommended by the seller but buyers are, of course, free to use the solicitor of their choice at their own expense if they so wish. 

Land is offered freehold with no encumbrances or management charges. There are, of course, no taxes associated with the land and no VAT is payable (other than on solicitors' and registration fees which are included in the all-inclusive price). The buyer will be provided with proper legal title, a deed plan and site map and each plot is marked and pegged to ensure that it can be easily identified.
